Q: What is the process when selling my house to you?

We try our best to make the process simple when we buying your house. You can either fill out a form on our website or call/text us at (216) 877-8430. We gather some basic information about the house you want to sell. If the house and your situation seem like a good fit then we schedule a time to see the house that works for you.

When we meet you at the house we walk through and look at the condition of the home and its features. Using this information, we can usually make you an offer on the spot. If not on the spot, typically within 24 hours. If we come to an agreement on a price and closing time, we will draw up a contract that is sent to a local title company. Q: How long does it take to get a cash offer? 

We can usually see the house and make you a no-obligation, cash offer on the spot. This typically happens within 24 hours if you are able to show the property or give access to it. If you are not able to show it right away no worries. We’ll set up a time that works for you. We will make an offer within 24 hours after seeing the property. In some instances we make an offer sight unseen, but we will still need to see your property before closing.

Q: How fast do you close? 

This is one question where we want to be completely honest and upfront. Honesty with this question greatly reduces disappointment and frustration down the road for you. If absolutely necessary and possible we can close in as fast as 7-14 days, but our standard closing time is 3-4 weeks from the time a contract is signed.

If we know this is not possible we will tell you that upfront. We don’t promise things that we know are not possible. That’s bad business and just creates frustration and headaches for you. Unlike some companies,s we are 100% upfront with you about realistic closing times. With all that being said we do try our hardest to make it convenient for you, and we will always make sure we can meet the deadlines that you have (ie. foreclosures, tax auctions, etc.). Q: Are there any fees if I sell my house to you? 

No. You pay no fees or commissions when we buy your house. We make our money from the investment itself so we don’t need to charge you any commissions or fees. We are not acting as your real estate agent, etc. There are no fees or commissions when working with us. In fact, one of the benefits of selling to a cash buyer is that you can avoid paying thousands of dollars in commissions to a real estate agent. We would love to be that cash buyer. Also a word of caution/advice: if a wholesaling or cash house buying company wants you to pay the fees or commissions you should run for the hills.
