Like most things in life, you don’t have time to waste on people who are not serious. Whether you are selling a house or trying to acquire a property you want to focus only on people who are legit, serious, genuine. Tire kickers are time wasters. Time suckers. Attention distractors. Learn exactly how to identify them and why you should avoid them like the plague.

What is a tire kicker?

Tire kickers are those who will waste your time without ever providing any real value (money, sale, etc.). They have no real intention of buying or selling what you’re offering. They are just stringing you along.

Maybe they do it out of boredom. Maybe they have good intentions, but they have a fear of committing. Whatever the reason, it doesnt matter. These kickers of tires are not genuine. They will just waste your time, simply put.

When you’re selling a house tire kickers are the ones who make inquiries but have no real intention to buy your property.

How to spot them

They usually inquire by email or another method where they don’t have to actually interact with you live.

They will often ask what’s the best price you can do. When you follow-up with them they usually back down or go quiet.

You can offer them the sun and moon, but it doesn’t matter. They will just raise one objection after another and ask questions. Most importantly, they will refuse to give you any solid commitment. They won’t go near “commitment” with a ten foot pole!

You will hear things like “well, i’m interested, but i’ll have to let you know later”, or “I have to check with my partner” or “I should really talk to my wife/husband”. These are all excuses.

Tire kicker sellers are the stringers, meaning they will string you along with no real intention to sell their house. In other words, they are not serious sellers. They are tire kickers!

How to spot them

In real estate, tire kicker sellers are the worst, especially for wholesalers and real estate investors. This is because you think you have a real lead, like an actual lead that you can get a deal from. Like an actual deal that you think you can make money from. But NO! It’s a black hole lead. A lead that never goes anywhere, and just wastes your time.

They will call you because of a postcard they received or an ad they saw. Or maybe they will answer your call or text.

There are some key characteristics to look for. Any one of these alone doesn’t necessarily signal a tire kicker, but a kicker of tires will usually do ALL or MOST of the things below. They:

  • Have a million questions, like seriously question after question
  • Just want to see how much you can offer
  • Talked to a real estate agent, but they just want to see what you can offer
  • Have no real motivation to sell; they are just considering it
  • Have no deadline or timeline for when they need to sell
  • Don’t want to let you in to see the house
  • Have to talk to their spouse or family members
  • Aren’t ready to see or read an actual contract
  • Can’t commit to anything, like anything…anything

Why you should stay away from tire kickers

Unless you want to waste your time you should stay away from tire kickers in real estate. Life is too short to spend your time chasing after buyers and sellers who aren’t going to take action.

Simply put, when your livelihood depends on acquiring and selling real estate you should only focus your time and attention on serious prospects that will help make you money.

If you determine someone is a tire kicker don’t waste your time. I mean, don’t be rude or mean to them, but politely get off the phone or out of the conversation. Then go focus on someone who will actually buy or sell.
